Why York County Has a Drainage Problem
York County receives 47 to 50 inches of rain per year, concentrated in July and August summer thunderstorms and late winter frontal systems. That is more annual rainfall than Atlanta, Nashville, or Charlotte.
The Cecil clay soil that covers virtually every upland residential lot in York County creates a two-layer drainage system: fast-draining sandy topsoil above a dense red clay Bt horizon that resists vertical drainage. Rain hits the clay layer and moves laterally - toward foundations, into crawlspaces, and across yards.
Fort Mill's 77.6% population growth from 2018 to 2023 turned pastures and forests into subdivisions. The land that previously absorbed rain is now rooftops, driveways, and roads that concentrate runoff into smaller drainage systems.
The result: drainage problems are common, often worsen over time as soils compact, and are predictable given the combination of high rainfall, clay soil, and rapid development. A properly engineered French drain addresses these conditions at the root.
